As of 1st December 2016 it is now law that all rented properties must have a full electrical test and an EICR (Electrical Installation Condition Report) Issued.
All portable electrical appliances owned by the landlord which are left in the property must be PAT tested and a report issued.
There must be a heat alarm fitted in the kitchen, at least 1 smoke alarm in all hall/landing areas and another smoke alarm in the living room. All these alarms must be interlinked.
There also needs to be a carbon monoxide alarm beside all gas appliances.
